Designed to set a new standard in student living, The Ivy is a cutting-edge, mixed-use development in the heart of Collegetown, just steps from Cornell University’s campus. The project spans approximately 44,000 GSF and features 52 residential units (81 beds) in configurations ranging from studios to three-bedroom apartments, along with a restaurant (KOKO Korean) at grade to activate the street frontage. Residents enjoy access to a state-of-the-art fitness center, private study rooms, a media lounge, and a 24/7 coffee bar, creating spaces that support both productivity and relaxation. The rooftop terrace showcases panoramic views of Collegetown showcase the energy of campus life and the charm of Ithaca’s lush natural landscape. The wellness center, complete with a sauna and tanning bed, offer opportunities to unwind and rejuvenate.
Thoughtfully designed interiors feature stainless steel appliances, modern finishes, and floor-to-ceiling windows, while smart layouts provide functional living for individuals or groups.
Project Highlights
The Collegetown Development is positioned at the primary intersection of Cornell University’s Collegetown district, requiring creative solutions to address the challenges of a dense urban site. Coordination was critical to maintain constructability while navigating tight logistics, limited staging areas, and restricted delivery access.
The project was completed on an aggressive 14-month construction schedule, following an early pre-construction phase where budgets, schedules, and logistics were carefully analyzed. RDC worked closely with the design team to manage budgets through design, providing constructable solutions that reduced field labor and streamlined deliveries.
Innovative strategies were developed, including blindside exterior envelope applications and shoring details that avoided the need for underpinning. These solutions minimized site disruption and reduced costs while maintaining quality and safety.
Throughout construction, RDC facilitated a collaborative team environment by engaging subcontractors early for feedback on constructibility and by coordinating design decisions to keep the project on track. This proactive approach ensured efficiency, maintained the aggressive schedule, and delivered a highly functional building that integrates housing and a restaurant in the heart of Collegetown.
